Welcome to Family Farmhouse Inn!  Our hope is that every guest has an enjoyable and safe visit.  Please take a moment to review our policies.

If arriving outside of these times, please contact us in advance to make arrangements.

RATES, RESERVATIONS and CANCELATIONS

All room rates are based on double occupancy and subject to change based on holidays and various events at James Madison University. Rates shown do not include taxes.  Some of our cottages are able to sleep more than one person.  Each additional person over the initial two guests will be $15, children under 2 are free.  A pack-n-play is available upon request. However, if the number of guests on the original reservation exceed the amount that arrive at the property, each additional guest will be charged $25.00 per night. 

We have a three-day cancelation policy.  You must cancel 72 hours prior to your arrival date by 3pm.  For example, If you are scheduled to arrive on a Friday, you must cancel by Tuesday BEFORE 3pm. 

Also, if you have to cut your stay short, we must have 24 hours notice before your check out time of 10am.  For example, if you booked a 4-night stay and you found out that little Johnny has soccer practice on Monday and you were scheduled to stay until Tuesday, you must tell us Sunday, before 10am or you will be charged for Monday night.

CHILDREN

As our name implies, we love families and children; however, there are a few guidelines: 

- Play in the back yard FUNyard at your own risk.  Children under 10 must not be unsupervised. 

- The playset is intended for children under 10 years old and weight limit of the playset is 200 lbs. 

- Please be aware there is always the possibility of poison ivy or mushrooms.  Please       

   watch your children carefully to avoid any dangerous ingestion or getting into brush.

SMOKING

Smoking is restricted to outdoor areas, such as under the backyard pavilion.  Please ask for an ashtray, then one will be provided.  We charge guests a $100 cleaning fee for smoking indoors.

ACCESSIBILITY

We are sorry, but our property is not handicapped accessible. 

ETC

As our property is located in a rural setting, there is always the possibility of seeing a snake. We have never seen a venomous snake on the property, only harmless ones such as black snakes; however, please watch your step. 

Please be respectful of other guests and observe quiet time from 10pm to 8am.

Unfortunately, we know that accidents happen.  However, should you damage something in one of the rooms or on the property you will be charged to replaced the item.
